Exterior work is progressing on 101 Fleet Place, a 21-story residential building in Downtown Brooklyn. Designed by JFA Architects & Engineers and developed by The Jay Group under the 101 Fleet Place LLC, the 215-foot-tall structure will span 240,092 square feet and yield 292 rental apartments with an average scope of 806 square feet, as well as 4,645 square feet of commercial space, a cellar level, a 30-foot-long rear yard, and 44 enclosed parking spaces. The property was purchased from the Leser Group for $40 million in December 2021 and is located on an interior lot between Myrtle Avenue to the north and Willoughby Street to the south.
A significant amount of work has unfolded since our last update in January, when the reinforced concrete superstructure stood only a handful of stories above street level. Construction topped out in the spring, and the façade of rectangular windows and light gray paneling quickly enclosed the building to its parapet. The southeastern elevation stands fully completed, while the main western face along Fleet Place remains covered in scaffolding and construction netting. Ground-floor work is still finishing up on this side of the property behind the sidewalk shed.

The main rendering shows the main western face adorned with a distinctive array of undulating geometric columns that will create a lively play of light and shadow. The upper stories feature a series of stepped setbacks topped with private terraces, and the ground floor utilizes tall, broad stretches of floor-to-ceiling glass for the retail frontage.
The nearest subways from the property are the B, Q, and R trains at the DeKalb Avenue station to the south beneath the City Point complex.
101 Fleet Place’s anticipated completion date is slated for the winter of 2025, as noted on site.
