With Fordham University just to the north and a diverse population that includes Albanians and one of the borough’s last concentrations of Italian-Americans, Belmont is ground zero for the Bronx’s post-recession market-rate building boom. YIMBY has covered a number of new building permit filings in the area over the past few months, composed largely of small rental projects.

And now we can add to that list a pair of buildings planned for 2447 and 2449 Cambreleng Avenue, between East 188th and East 189th Streets.

There, according to a new building permit application filed yesterday, a developer is planning to erect a pair of eight-unit residential buildings. Each would have two apartments per floor, spread over about 5,200 square feet of residential space, for an average unit size of just around 650 square feet – studios or small one-bedroom rentals, we’re guessing, which will likely be marketed to nearby Fordham students.

The developer is Anthony Gazivoda, whose last name is shared with the largest lake in the Republic of Kosovo, an ethnically Albanian state that declared independence from Serbia in 2008. This is no surprise considering almost all new market-rate construction in the neighborhood is built by Albanians. Penna Architect, led by Giuliano Penna and based across Bronx Park in Van Nast, is responsible for the design.

The land was originally one lot that has been divided into two, likely in order to avoid the requirement to build costly off-street parking, which kicks in at 11 units in this particular zone.
