Permits Filed for 319 Lenox Road, Prospect Lefferts Gardens, Brooklyn

Until recently, Prospect Lefferts Gardens was mostly overlooked by developers busy constructing high-rise, high-value residential towers in other sought-after Brooklyn neighborhoods. Permits filed at 319 Lenox Road, however, are the latest in a slew of new mid to high-rise developments taking shape in the landmarked, historic district.

Designed by Charles Mallea Architect, the proposed eight-story, 74-foot-tall building will contain 20,276 square feet of residential space. The project will house 28 rental units at about 730 square feet each and an enclosed eight-vehicle parking structure. Future occupants will enjoy easy access to both the 2 and 5 trains at Winthrop Street, and quick walks to Prospect Park’s southeast corner.

The existing three-story structure was constructed in 1901 and functioned as a two-family residence. The property sold in April 2018 for $2.37 million to its current owner Jack Lipman under the entity 319 Lenox Road LLC.

  2. I like how the property is highlighted in yellow.

  3. Lenox Road is NOT in Prospect Lefferts Gardens, although it IS in Flatbush and PLG is also part of Flatbush.

  4. What a beautiful house. The vultures leave nothing alone. This is block busting like in the old days.

  5. In addition, the “landmarked, historic district” has its southern boundary at the north side of Fenimore Street, several blocks north of PLG’s Clarkson Avenue southern boundary. IMO this is something that should be remedied by an expanded Historic District, but that still wouldn’t include Lenox Road, which isn’t in PLG at all.

  6. Simply sickening that these vultures keep renaming our communities. It’s called EAST FLATBUSH.. no matter how much they want it to be PLGNA..
