The Frame Building’s Office Conversion Progresses at 541 West 21st Street in West Chelsea, Manhattan

Renovation work is progressing on The Frame Building, an eight-story commercial building at 541 West 21st Street in West Chelsea. Designed by Mancini Duffy and Pizzacora and developed by Higher Ground Development, the project involves the complete gutting and office conversion of the 65,000-square-foot former warehouse as well as a full façade replacement. The 106-year-old structure stands directly adjacent to Foster + Partners‘ 551 West 21st Street and had previously served as a storage facility and art gallery. Erbo Properties LLC is the owner, JLL is the brokerage, and Cauldwell Wingate is tasked with the new construction on the property, which is located by the corner of West 21st Street and West Street.

Recent photos show the façade completely stripped away and construction underway on the interiors, with workers in the process of pouring concrete for the new floors. Some black netting and scaffolding cover the main southern elevation, and we can see the original framework outfitted with new steel elements that are steadily being cast with concrete. The structure will eventually be finished with a new light-colored envelope with punched-out rectangular windows.

The ground floor will span 5,000 square feet, the second floor 8,000 square feet, and floors three through eight will measure 9,000 square feet each. Tenants will have access to amenities including a lobby with a rotating gallery of modern art, an outdoor landscaped rooftop, and a rooftop lounge with views of the nearby Hudson River and surrounding Chelsea neighborhood. Offices will feature four Italian-made windows per floor that face south and are lined with a dark frame, exposed and refurbished brick walls polished concrete floors, new bathrooms, and air conditioning units.

A completion date for the overhaul of The Frame Building is unclear at the moment, though sometime in 2022 is a definite possibility.
