Permits have been filed for an 18-story mixed-use building at 104 East 120th Street in East Harlem, Manhattan. Located between Park and Lexington Avenues, the lot is four blocks north of the 116th Street subway station, serviced by the 6 train. Matthew Degen under the Compass Point LLC is listed as the owner behind the applications.

The proposed 218-foot-tall development will yield 73,253 square feet, with 50,915 square feet designated for residential space and 22,338 square feet for commercial space.
