The affordable housing lottery has launched for Park 79, a seven-story senior housing building at 117 West 79th Street on the Upper West Side of Manhattan. Designed by CTA Architects and developed by Fairstead in partnership with Project FIND, the structure yields 77 residences. Available on NYC Housing Connect are 53 units for residents at 40 to 50 percent of the area median income (AMI), ranging in eligible income from $0 to $53,400.

Amenities include community and meeting rooms, a landscaped garden, 24-hour security. shared laundry room, common area wifi, an on-site resident manager, and social services. Units include name-brand appliances, countertops, and finishes, energy-efficient appliances, air conditioning, and hardwood floors. Utilities are included with the rent. Eligible tenants will pay 30 percent of their income and applicants will need to qualify for section 8. Qualified applicants will be required to meet additional selection criteria. At least one household member must be 62 and over to qualify. Utilities are included with the rent.

At 40 percent of the AMI, there are four studios with a monthly rent of $0 for incomes ranging from $0 to $42,720. At 50 percent of the AMI, there are 49 studios with a monthly rent of $0 for incomes ranging from $0 to $53,400.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 5, 2022.
