Proposals Reveal New Plans to Redevelop the Neumann Leathers Industrial Warehouse at 300 Observer Highway in Hoboken, New Jersey

Proposals to redevelop and expand the historic Neumann Lathers Industrial Warehouse at 300 Observer Highway in Hoboken, New Jersey, are again under review by local officials. Initial plans to redevelop the property into a mixed-use commercial hub date back to 2015, but have failed to gain approval from the city and support from community leaders.

Renderings from Nastasi Architects reveal a sprawling complex with at least six buildings surrounding an open-air courtyard. Most of the buildings will top out between six and ten stories and with red brick façades that maintain the historic character of the neighborhood. Some of the taller structures will feature three- to four-story additions enclosed in light gray cladding and floor-to-ceiling glass.

The tallest building would top out at 16 stories.

Current plans call for the creation of 375 residential units, a parking garage, and a small percentage of affordable housing units. The courtyard will feature roughly 32,500 square feet of public space and will be flanked by retail and dining options. To improve the property’s overall resiliency, the courtyard will feature infrastructure designed to capture up to 120,000 gallons of storm water that can be harvested and reused.

Before any shovels break ground, the City Planning Board will need to sign off on the proposals. At this time, there is no indication for when the project might begin.
