100 Avenue A [EV Grieve]: Approved for demolition last year, the two-story brick theater — at 98-100 Avenue A, in the East Village — is being deconstructed to make way for a six-story and 29-unit mixed-use building of nearly 27,700 square feet; Ben Shaoul is developing, and Issac & Stern are designing.
1 Bay Street [New York Times]: The National Lighthouse Museum is financially set to redevelop the dilapidated former United States Lighthouse Service Depot at 1 Bay Street, in Saint George, next to Lighthouse Point. The plan “would include new construction and the rehabilitation of Buildings 6, 7 and 8.”
626 Flatbush Avenue [Curbed]: Hudson Companies’ 23-story and 254-unit residential building has risen to the third floor at 626 Flatbush Avenue, in Prospect Lefferts Garden; construction is progressing full-throttle following a restraining order that was lifted in June.
695 Grand Street [Brownstoner]: Community Board 1 approved the eight-story and 51-unit mixed-use building proposed for 685-695 Grand Street — in Williamsburg — amid density concerns from the locals; MAP is designing the 77,500 square-foot building.
688 Montgomery Street [The Jersey Journal]: Jersey City’s planning board had approved the $220 million and 21-story residential building planned for the surface lot at 688 Montgomery Street, in McGinley Square. The building is being developed by Sora Development and Saint Peter’s University; “717 underground parking spaces” will also be constructed.
32-45 Queens Boulevard [The Real Deal]: Filed last week, new details have emerged for the 26-story and 104,424 square-foot hotel planned for 32-35 – 32-45 Queens Boulevard, in eastern LIC. The hotel portion “will be operated under the Wingate by Wyndham brand,” and the building is “expected to be completed in about two years.”
11-12 30th Drive [Crain’s New York]: Vernon Realty Associates have listed a large single-story warehouse — located at 11-12 30th Drive, in Astoria — for $60 million; the development site boasts “up to 460,000 square feet of residential space,” although a new building could only rise 10 stories.
585 8th Avenue [The Real Deal]: Sam Chang has acquired “nearly $42 million in loans” for a 35-story and 271-room Holiday Inn hotel at 585-587 8th Avenue — in the Garment District — which started construction last fall. Since YIMBY’s last update, the scale of the development increased by 199 rooms; the hotel “is slated to open on May 1st, 2015.”
550 West 29th Street [Real Estate Weekly]: NorthMarq Capital has loaned $13 million for developer and architect Cary Tamarkin‘s planned 12-story and 63,000 square-foot residential development at 550 West 29th Street, in West Chelsea. The design has yet to be revealed, and applications have yet to be filed; demolition of an existing three-story townhouse was approved in June.
719 Dean Street [Brownstoner]: A four-story and eight-unit residential building is nearing completion at the once-vacant lot of 719 Dean Street, in Prospect Heights; brick façade and window installation has completed. Also on the same block, a four-story and four-unit townhouse has completed at the previously vacant lot of 751 Dean Street; another is planned for No. 753.
