331 Saratoga Avenue [Brownstoner]: Construction has begun at the vacant northeastern corner of Bergen Street and Saratoga Avenue — or 331 Saratoga, in Brownsville — on a five-story and 80-unit affordable housing development, led by Dunn Development. Completion is set for October 2015, per on-site signage.
591 3rd Avenue [The Real Deal]: CB Developers “is in contract to acquire” three, five-story tenement buildings spanning 587-591 3rd Avenue — in Murray Hill — for $25.2 million. The site “offers a combined 60,000 square feet” of development rights.
High Line Park [Curbed]: The third phase of the High Line — which wraps around the current Hudson Rail Yards — is set to open September 21st; completion of the elevated park is imminent, with the “salad bowl” over 10th Avenue expected to open in 2015.
4502 13th Avenue [The Real Deal]: Moshe Piller — head of a Brooklyn real estate firm — has purchased five low-slung retail properties on 13th Avenue in Borough Park; the firm plans to redevelop a single-story commercial structure “into a two- or three-story retail property,” potentially including office space. Other properties acquired include 4404-4424 and 4310-4324 13th Avenue.
172 Duane Street [Tribeca Citizen]: The DoB has extended permits to construct a four-story addition atop an existing two-story structure located at 172 Duane Street, in Tribeca; foundation work has been filed to “construct new footings and reinforcements for new columns,” and a glassy design has already been approved.
558 Grand Concourse [Curbed]: Developer Young Woo & Associates has purchased the landmarked Bronx General Post Office — located at 558 Grand Concourse, in the South Bronx — for an undisclosed price. Plans for the building have not been revealed, but the post office will remain, in addition to a “small retail presence.”
45 Park Place [The Real Deal]: Sharif El-Gamal has landed “$33 million in financing” for his 39-story and nearly 120,000 square-foot condo building located at 45 Park Place, in Tribeca; SOMA and Ismael Leyva are designing “the 665-foot-high tower,” which will “kick off next year and be completed in 2017.”
28-18 Jackson Avenue [The Court Square Blog]: Scaffolding and sidewalk shedding has been erected around the base of a five-story abandoned tenement building at 28-18 Jackson Avenue — in Long Island City — in preparation for demolition. Plans for the site, and it’s adjacent vacant neighbor, have not been revealed.
1705 2nd Avenue [The Real Deal]: Developer Robert Skolnick is selling two, five-story and 15,350 square-foot buildings — spanning 1703-1705 2nd Avenue, on the Upper East Side — for $26.5 million. The lots have “45,000 square feet available,” although neighboring air rights could add an additional 60,000 square feet.
