Affordable housing may grow on two empty lots near the elevated subway tracks in Longwood, a neighborhood in the southeastern Bronx. Plans were filed yesterday to erect a seven-story apartment building at 917 Westchester Avenue and a six-story one at 940 Rogers Place, around the corner from the Intervale Avenue stop on the 2 and 5 trains.
The two buildings would grow on either side of a block bounded by the tracks, which run along Westchester Avenue and East 165th Street. Plans call for 45 apartments and 7,800 square feet for a church on the ground floor at the Westchester Avenue lot.
The Evangelical Church Disciples of Christ owns both properties and is headquartered nearby Union Avenue, so they’re probably the church that would occupy the ground floor.
A church sanctuary, offices, and classrooms would fill the first floor, followed by eight units each on the second through sixth floors and five units on the top story. There would also be a shared terrace on the second floor and a kitchen and meeting rooms for the church in the cellar. The apartments would be spread across 36,614 square feet of residential space, for average units measuring 814 square feet.
Across the street at 940 Rogers Place, a six-story building would hold 38 apartments and 29,516 square feet of residential space. Apartments here will be slightly smaller, averaging 770 square feet each. The ground floor would include a community room and three apartments, and each of the remaining floors would have seven units a piece.
Heritage Architecture, headquartered near Bryant Park, will handle the design for both buildings.The developer is Brisa Builders, a Flatlands-based firm that has worked on affordable and supportive projects across Brooklyn, including Nehemiah Houses in East New York.
Neither of the buildings would have parking, because the city’s new zoning changes will waive parking for entirely affordable projects.

Glad to see 1755 Watson ave development. I remember visiting the Church. Glad to see it will still exist. I remember when it was a car dealership.

I enjoy swimming at New Settlement Community Center. Very clean and affordable.
There is a empty lot at Kelly street and Westchester ave. Also at Jennings street and near Louis Nine Blvd. Im anxiously awaiting to read about developments there.
Should be taller (10-15 stories), subway is right there.
There is so much potential for growth along Westchester Avenue. So many vacant or underutilized lots and structures.

I agree with you on buildings should be taller. After they finish the Jerome Ave Redevelopments. I hope they will do the samething on Westchester Ave under the train tracks. More lighting and buildigs with commercial space on ground floor. I like the Deals and Daycare centers and supermarkets.
