Ten years after the city rezoned a desolate, industrial section of the South Bronx waterfront, the area is on the edge of a major transformation. The latest evidence of that change comes with an application to build a 12-story hotel at 82 Brown Place, between Bruckner Boulevard and the Harlem River freight yards.
The hotel would replace a single-story lumber warehouse at the the corner of Brown Place and East 132nd Street, not far from the strip of the river called Bronx Kill. The 129-foot-tall building would hold 133 hotel rooms, and most floors would have 12 rooms each. They’d be spread across 47,658 square feet of commercial space, for average rooms measuring 358 square feet.
Besides the front desk, the ground floor would have a breakfast area, waiting area, and an office. There would also be a parking lot for 14 cars, which seems surprisingly low for a 133-key hotel. It turns out that this property is located in a special district with dramatically reduced parking requirements. In fact, new commercial developments like hotels don’t have to build any parking at all.
The developer is Amritpal Sandhu, who’s based just beyond the Queens border in Cedarhurst. He hired Jamaica-based Akson Architects to handle the design.
Several big residential developments are planned just west of here, between the Willis Avenue and Third Avenue bridges. The Chetrit Group is building two 25-story towers, JCAL Development hopes to erect a 12-story market-rate rental on East 132nd Street, and a 25-story apartment building is headed for East 135th Street.

Chetrit is building 6-7 25 story towers, not 2. They are 2 sites.
Are they? They’ve only filed plans for two, and AFAIK, they don’t even have approvals for those yet. I would be surprised if they even have the financing to build six towers. Just because the sites can accommodate six high-rises worth of development doesn’t mean it will happen.
From the interview I read – there goal is to build 6. They said they are starting with two and the schedule to build the remaining will be determined by market conditions. They said that would also determine whether they will include condos in the future plans.
Interesting. There were plans filed for another hotel last year about 2 blocks east on Bruckner. Not sure if it was approved yet but the pre-existing building was already demolished and environmental cleanup is going on. I wonder if these are boutique or chains (like the Comfort Inn going up on 135th and 3rd)? In any event this looks like what happened in Long Island City… Even more ironical that Silver Cup Studios is currently building a studio on 139th.
Seems like indeed the Bronx has it’s been a sleeping borough with The Greatest Potential to be bigger than, NYC also much less for the price of living, COMING SOONER THAN YOU THINK, GOOD LUCK LIC,HERE COMES THE BOHO!!
