A collection of townhouses are about to replace an aging two-story warehouse at 38-44 Lexington Avenue, between Classon and Grand avenues, in Clinton Hill.
During the last couple of days, new building applications have been filed for four townhouses on the site next to the Bed-Stuy border. Each house would be three stories and hold three apartments. Full-floor units would occupy the first two floors, followed by a duplex penthouse.
38 and 40 Lexington would hold 3,800 square feet of residential space, and 42 and 44 would be slightly smaller at 3,700 square feet. No parking is mentioned on the permits, but the developer might end up building a shared parking lot for the homes in the rear yard.
The developer is Charles McInnis, doing business as an LLC based in Flatbush, and Douglas Pulaski’s Bricolage Designs will be responsible for the architecture. The LLC purchased the 75-foot-wide property for an undisclosed amount in 2013.
The 7,500-square-foot lot is being split into four different tax lots, and each home will occupy its own 1,900-square-foot plot.
The market for townhouse development has cooled recently in Brooklyn, and most new construction in Clinton Hill turns out to be either upscale rentals or condos. A rental building is under construction on the western end of the block, at 10 Lexington Avenue. And the former “Broken Angel” house is slowly being converted to condos around the corner on Downing Street, with developer Alex Barrett constructing a second new condo building next door.
