As the city gears up to rezone downtown Far Rockaway, one developer is trying to work with the zoning that already exists. Builder Surjeet Kaur filed plans to put up a two-story hotel at 10-74 Beach 22nd Street, right next to the Far Rockaway-Mott Avenue stop on the A, where the elevated subway line ends in Queens.

Applications submitted to the Department of Buildings earlier this month call for 72 rooms on a wedge-shaped lot between Beach 21st and 22nd streets, Mott Avenue, and Cornaga Avenue. With only 13,636 square feet of commercial space, a typical room in the hotel would measure just 189 square feet.

There would be 10 rooms in the subcellar, 12 rooms and a breakfast area in the cellar, and 25 rooms on each of the first and second floors. The subcellar level would also include a few basic amenities, like an gym, laundry rooms, and meeting rooms.  Travelers would be able to park in a little five-space parking lot.

The 13,700-square-foot plot is zoned for heavy commercial and manufacturing uses—mainly auto shops and gas stations—and a hotel is one of the few profitable kinds of construction that can rise here. When the city rezones this area, the zoning will likely be changed to allow new, mixed-use development with apartments and retail.

Jamaica-based architect Manish Savani applied for the permits.

The site, which currently has a small garage and an office building, last changed hands in March for $900,000.

  1. With buildings along the city into the works, wheel of construction lift heavy commercial at a stretch.

  2. They must be crazy to put an hotel there they need to build homes for the homeless everyone always worrying about making a buck i know how the jews all of a sudden is buying up all these properties
