The South Bronx hotel boom is picking back up again. Last week, plans were filed for a 10-story hotel at 2568 Park Avenue, in an industrially zoned section of Mott Haven.
New building applications call for 72 rooms and 21,845 square feet of commercial space. A 56-car garage would fill the first floor, and each of the upper stories would hold eight rooms. The cellar floors would have a restaurant, lobby, and gym.
Since this part of Mott Haven is zoned to allow low-density industrial and commercial development, hotels are the most profitable type of construction allowed without a zoning change. The city has talked about trying to limit the development of new hotels in industrial areas by creating a special permit for hotel builders, but City Planning has not yet released the details for the special permit process or potential zoning changes that would be linked to the policy.
Upper Manhattan Development Corporation, headed by Moe Yaghoubi, is the developer. The firm recently finished construction on 201 affordable apartments a few blocks north, at a project called Morris Court.
Huntington, N.Y.-based engineer Andrew Robert Levenbaum applied for the permits.
