Permits have been filed for a 15-story mixed-use building at 1331 Jerome Avenue, in Mount Eden, The Bronx. The site is two blocks away from the 170th Street subway station, serviced by the 4 trains, and six blocks from an identically named station along the Grand Concourse street, serviced by the D trains. Developer Peter Fine is behind the applications.

The 159-foot tall structure will yield 221,060 square feet, with 19,200 square feet dedicated to ground-floor retail, 68,970 square feet for supportive housing, and 97,800 square feet for residential use. 110 class-A apartments will be created, averaging 890 square feet apiece, indicating rentals.

145 units will be not-for-profit sleeping accommodations, with an indicated link to the Portugal-based NPISA, the Homeless Planning and Intervention Nuclei, i.e. the Núcleos de Planeamento e Intervenção Sem-Abrigo. Residents will have access to a lobby, laundry room, indoor and outdoor recreation space, and 128 bicycle parking spaces.

GF55 Partners will be responsible for the design.

Demolition permits have not been filed yet. The estimated completion date has not been announced.

  2. NPISA in zoning parlance means non-profit institution with sleeping accommodations. Funny coincidence that there is a Portuguese organization with that acronym that works on homeless policy, but I am sure that organization has nothing to do with this development.

  3. Thanks for the information on the Acronym. Supportive housing to mean is a new term for a homeless shelter. Mixing regular working tenants with the mentally ill and formerly homeless and newly released from prison. Sounds like a good idea to bring them back in to society. Really hoping for good results with this new developments. This seems to be the trend.
