As the buildings in the Upper West Side continue to age, Brack Capital is filing plans to bring 720 West End Avenue into the 21st century. The proposal for the Landmark Preservation Commission would reconstruct interiors, enlarge the original structure upward by one story, which would be invisible to pedestrians, and fill in the lot beside it with an eight-story addition. The plan would bring over 120 new residences to the area, with design by Morris Adjmi Architects.
This will be difficult for the neighborhood, as it will replace the 352-unit senior house run by the Salvation Army. That said, the non-profit does have a plan to replace the housing. It will be moving to a new location at 2306 Third Avenue, in East Harlem.
Future residents in the condominiums at 720 West End Avenue will benefit from a diverse array of amenities. This includes a 65 by 16 foot swimming pool, music studio, squash court, outdoor terraces, a fitness center, library, art studio, wine cellar, dog washing room, and a spa. Several rooms will be geared for youth entertainment, including a tween room and children’s gymnasium. Parking will be included for vehicles and 58 bicycles.
The five residences on the top floor will each have access to a private terrace, ranging in size from 300 to over 1,000 square feet.
The proposal will require approval from the LPC, but that is expected. An estimated completion date has not been announced.
