Permits have been filed for a 22-story mixed-use building at 477 Smith Street in Carroll Gardens, Brooklyn. Located at the intersection of Huntington Street and Smith Street, the lot is one block from the Smith-9th Streets subway station, serviced by the F and G trains. Yoel Schwimmer of APT Development is listed as the owner behind the applications.
The proposed 210-foot-tall development will yield 724,692 square feet, with 720,508 square feet designated for residential space and 4,184 square feet for commercial space. The building will have 496 residences, most likely condos based on the average unit scope of 1,452 square feet. The concrete-based structure will also have 154 enclosed parking spaces.
ODA Architecture is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

With all the flurry of new projects in this area, did something change?
The city approved of a zoning map change to R6/R7 and mixed-use in the area about 2 months ago.
Smart. Smith/9th should be surrounded by high density on that former industrial land.

With all the talk about climate change why are we still building these buildings that use so much energy
Con Edison cannot handle the grid during the summer when it’s very hot and yet we’re building buildings every the buildings everywhere how are they gonna handle this

Also 210 feet would make it 21 stories, not 29.
Looks like this is on the old manufactured gas plant site, which is extremely toxic. I don’t think it can be made into condos as an owner will need to submit reports annually, and in perpetuity.
And Jae, I believe you have your facts wrong. These permits are being filed in advance of an expected Gowanus rezone, which is nearing the end of the ULURP process but is not yet complete.

150 cars is not a lot of parking space. Unfortunately this will affect the neighborhood parking. Which is a disaster already! What a shame The property values will start to come down.
@Rosalie, I think a lot of people would be pretty happy if property values came down in this and other neighborhoods.
