Permits have been filed for a 13-story mixed-use building at 251 Douglass Street in Gowanus, Brooklyn. Located between Nevins Street and 3rd Avenue, the lot is within walking distance of the Union Street subway station, serviced by the R train. Charney Companies and Tavros Capital is listed as the owner behind the applications, and also recently filed for a new development nearby at 577 Union Street.
The proposed 145-foot-tall development will yield 227,760 square feet, with 177,452 square feet designated for residential space and 50,308 square feet for commercial space. The building will have 261 residences with 25 percent of units designated as affordable housing. Apartments will most likely be rentals based on the average unit scope of 679 square feet. The concrete-based structure will have ground-floor retail but no accessory parking.
Fogarty Finger Architects is listed as the architect of record.
Demolition permits were filed in June of this year for the two-story building on the site. An estimated completion date has not been announced.
