Permits have been filed for an eight-story residential building at 2678 Creston Avenue in Fordham Manor, The Bronx. Located between East Kingsbridge Road and East 196th Street, the lot is within walking distance of two Kingsbridge Road subway stations, serviced by the B, D, and 4 trains. Ben Zahler under the 2678-2680 Creston LLC is listed as the owner behind the applications.

The proposed 80-foot-tall development will yield 33,780 square feet designated for residential space. The building will have 54 residences, most likely rentals based on the average unit scope of 625 square feet. The masonry-based structure will also have a 23-foot-long rear yard but no accessory parking.

P. Georgopoulos Architect is listed as the architect of record.

Demolition permits were filed in October for the three-story residential building on the site. An estimated completion date has not been announced.

  1. NYC has a real deficit of small-project budget architects. The reason the Bronx is particularly littered with Badaly grade soul-suckers is because they crank out near identical “value” designs for a budget friendly price, which develops like Stagg keep hiring. I expect something similar here. There is no reason there shouldn’t be dozens of talented architects chomping at the bit to get these kind of midrise apartment house commissions, which makes it all the more frustrating to see them repeatedly go to these mediocrity factories that are actually doing damage to the streetscape in many instances. Have you seen the average Badaly “design” up close? They could pass for 1980’s prison blocks.

    • Hopefully this will be better than the Badaly buildings. But you are right that the Bronx suffers from on average the worst new architecture in the city. Someone should start an architecture award for just the Bronx, or a certification of architectural excellence, to encourage better work.
