Alloy Development is pursuing a renewable energy partner for 100 Flatbush Avenue, a 44-story tower in Downtown Brooklyn that will debut as the first 100-percent electric tower in the neighborhood. The Request for Proposals call for a large-scale community solar provider that will eliminate any reliance on fossil fuels and help the building drastically reduce its carbon emissions.
Community Solar is a shared solar energy program administered by NYSERDA, in which building owners and developers can “subscribe” or invest in offsite solar arrays. The energy produced by the array offsets the utility bills of the subscribers who now have access to source of a renewable energy.
“Everyone has a role to play in combating climate change, and developers are no exception,” said AJ Pires, president of Alloy Development. “For us, powering the city’s first all-electric skyscraper with local, renewable energy was the logical next step as we work to do our part in decarbonizing our city and making a building our residents will be proud to live in.”
Construction at 100 Flatbush recently passed the halfway mark and is on track to complete in 2024. The development will yield 396 rental units, 30,000 square feet of retail space, 500 parking spaces for bicycles, and 45 affordable residences. The affordable housing component is developed in partnership with Fifth Avenue Committee, a Brooklyn-based non-profit community development corporation.
All of the apartments will feature induction cooktops, heat pump dryers, and electric-power basic function services including hot water heating and HVAC systems.
100 Flatbush is also the first phase of Alloy Block, a master-planned development will include roughly 850 residences, including 200 permanently affordable apartments, 200,000 square feet of Class-A office space, 40,000 square feet of retail space, and two new public schools designed to Passive House standards.
Alloy’s investment in community solar and renewable energy sources will help the entire block, including 100 Flatbush, attain carbon neutrality.
