Permits have been filed for a six-story residential building at 2754 Creston Avenue in Fordham, The Bronx. Located between East 196th Street and East 197th Street, the lot is near the Kingsbridge Road subway station, serviced by the B and D trains. Alfred Mitaj of First Structure LLC is listed as the owner behind the applications.

The proposed 60-foot-tall development will yield 9,190 square feet designated for residential space. The building will have 22 residences, most likely rentals based on the average unit scope of 417 square feet. The steel-based structure will also have a 30-foot-long rear yard.

Rise Architecture is listed as the architect of record.

Demolition permits were filed in January 2022 for the three-story residential structure on the site. An estimated completion date has not been announced.

  1. I wish they would knock down Fedders Houses to build these rather than cute looking historic homes

    • I agree with the redevelopment of Fedders crap, and that will be more commonplace as the Bronx continues to be invested in, but I disagree that the structures shown that photo are “cute looking historic hones”. I suppose at one time the gambrel roof house was probably attractive but the grey sided compound at this address is horrendous. The decades have not been kind and they look like vinyl wrapped bunkers absolutely devoid of character and charm. Bring on the replacement, their number is up. This firm can do good work so let’s hope this is a significant aesthetic upgrade and brings a boost in density to this neighborhood well served by transit.

    • The Fedders style 1990s/early 2000s 2-3 story buildings are starting to get picked off.

      These smaller older buildings aren’t attractive or historically significant either.
