The affordable housing lottery has launched for 641 East 28th Street, a seven-story residential building in Flatbush, Brooklyn. Designed by S. Wieder Architect and developed by David Sinay, the structure yields 36 residences. Available on NYC Housing Connect are 12 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $56,400 to $156,130.

Residences come equipped with energy-efficient appliances, air conditioning, smart controls for heating and cooling, intercoms, and patios or balconies. Amenities include pet-friendly policies, rooftop terrace, bicycle storage, package room, shared laundry room, online payment options, an elevator, and a virtual doorman. Tenants are responsible for electricity.

At 80 percent of the AMI, there is one studio with a monthly rent of $1,546 for incomes ranging from $56,400 to $85,440; two one-bedrooms with a monthly rent of $1,620 for incomes ranging from $59,383 to $96,080; and three two-bedrooms with a monthly rent of $1,881 for incomes ranging from $69,326 to $115,280.

At 130 percent of the AMI, there are six one-bedrooms with a monthly rent of $2,960 for incomes ranging from $101,486 to $156,130.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 22, 2023.

  1. Some interesting design choices there.

    • Not as fugly as the thing next door or the concrete pile across the street. Amazing how insensitive to the historic architectural character so many of these Flatbush developments are. I’d actually argue it’s probably theworsy neighborhood in the city for that.
