Permits have been filed to convert a five-story mixed-use structure into a six-story commercial building at 117 East 15th Street in Gramercy Park, Manhattan. Located between Union Square East and Irving Place, the lot is one block from the 14th Street-Union Square subway station, serviced by the 4, 5, 6, L, N, Q, R, and W trains. Alex Lee is listed as the owner behind the applications.

The proposed 60-foot-tall development will yield 11,598 square feet designated for commercial space. The steel-based structure will also have a cellar and four enclosed parking spaces.

Daeji Hwang of DJH Architecture is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for a conversion. An estimated completion date has not been announced.

  1. One-half block from Union Square, yet you insist on calling this Gramercy. I know that Google Maps told you that it’s Gramercy, but use just a little bit of intelligence.

  2. Are any renderings available for this project? It is just around the corner from Irving Place, definitely in Gramercy. The remodel of this brownstone should respect the neighborhood’s historic fabric.

  3. There is a partial stop-work order in effect. It seems they excavated and started building the garage without a permit. This makes me wonder even more what the project is supposed to look like.

  4. I hope the plan is not to destroy the beautiful facade of this 19th century building. All work has ceased. What is going on?
