A sleepy pre-war block in Kensington is about to lose two large brick houses so that an eight-story apartment building can rise in their place. Architect Charles Mallea filed plans today for a 60-unit, 41,000-square-foot project at 581 Ocean Parkway, on the eastern side of the block between Ditmas Avenue and Avenue F.
That works out to an average apartment size of 683 square feet, which might mean new rentals in a neighborhood dominated by condo and co-op buildings. The new development will have 30 underground parking spots (as required by zoning), 30 bike storage spaces, recreation space, and six to eight apartments per floor.
The two buildings that will bite the dust are two-story, two-family apartment houses from the ’20s, one of which was converted to medical offices on the first floor. Demolition permits have not yet been filed. Earlier this year, developer Solomon Schwimmer paid $5,740,000 for the houses at 575 and 581 Ocean Parkway, each of which sits on a big 5,600-square-foot lot.
There won’t be any ground floor retail, since Ocean Parkway is only zoned for residential. However, this project should fit in fairly well on a busy block that also has a new eight-story condo building, as well as a few six-story co-ops and several two-family homes.
