The South Bronx neighborhoods of Melrose and Morrisania have become ground zero for new affordable housing development. Now another new affordable project is slated for the area, in the transit-starved heart of Morrisania at 3365 3rd Avenue.
Bronx Pro Management wants to build an eight-story residential building with a community facility. We expect that it will include some combination of affordable and supportive housing. The firm is currently working on a seven-story, 63-unit project next door at 3361 3rd Avenue, which features low-income and supportive units for veterans and people struggling with mental illness or homelessness. The Morris Heights-based developer constructed that building with modular apartments, and it would be interesting to see them use the same methods for 3365.
The new development would reach 79 feet into the air and host a 4,800-square-foot community facility on the ground floor and cellar. 30 apartments would be stacked on top, with three to five units per floor. They’d be divided across 31,229 square feet, and average units would measure about 1,040 square feet each.
The second floor would have a shared terrace and community room, and one of the seventh floor apartments would get a private balcony.
Curtis and Ginsberg Architects, who have designed a slew of affordable projects, are the architects of record.
The property between 165th and 166th Streets is currently home to two three-story commercial buildings—a vacant shell and a car repair shop with offices above it. The two lots last sold for $900,000 in March, or just $30 a buildable square foot.
Property in this part of the Bronx is still incredibly cheap for developers and renters, but the closest subway trains require at least a 20-minute walk. The Melrose stop on the Metro North is about half a mile away, but infrequent trains and slightly higher fares don’t help residents much, unless they’re trying to get to Grand Central during rush hour.
