Single-Story, 4,400-Square-Foot Retail Building Coming to 4741 White Plains Road, Wakefield

RW Real Estate Group has filed applications for a single-story, 4,394-square-foot commercial-retail building at 4741 White Plains Road, in the East Bronx section of Wakefield, a few blocks south of the city line. The building will be utilized as a laundromat, per the Schedule A. There will also be five off-street parking spaces on site. Steve S. Chon’s Flushing-based engineering firm is the applicant of record. The 80-foot-wide, 7,166-square-foot plot is vacant, with the exception of a few small structures. The Wakefield-241st Street stop on the 2 train is a few steps down the block.

Five Three-Story, Three-Unit Residential Buildings Coming To 4820 Barnes Avenue, Wakefield

A South Ozone Park-based property owner has filed applications for five three-story, three-unit residential buildings at 4820-4828 Barnes Avenue, in the East Bronx’s Wakefield section, located on the city border with Mount Vernon. The buildings will measure 3,760 square feet each. Across the entire development, the full-floor residential units should average a family-sized 940 square feet apiece. Olabanji B. Awosika’s Jamaica-based architecture firm is the architect of record. The 121-foot-wide, 11,192-square-foot property is occupied by a two-and-a-half-story house. Demolition permits were filed in August.


4135 De Reimer Avenue

Three Three-Story, Two-Family Houses Coming to 4135 De Reimer Avenue, Wakefield

Bronx-based A&J Holding USA has filed applications for three three-story, two-family houses at 4135A – 4135C De Reimer Avenue, in the East Bronx section of Wakefield. The buildings will each measure 3,175 square feet and will host a single unit on their ground floors, followed by a second unit across the two upper levels. Across all three houses, the apartments should average a family-sized 1,190 square feet apiece. Each house will also come with two off-street parking spaces, one of which will be housed in a 250-square-foot garage. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 75-foot-wide plot currently contains the foundational remains of a stalled-out project.


839 East 226th Street

Three-Story, Eight-Unit Residential Building Filed At 839 East 226th Street, Wakefield

Property owner Mark Berishaj, based in Yonkers, N.Y., has filed applications for a three-story, eight-unit residential building at 839 East 226th Street, in southern area of the North Bronx neighborhood of Wakefield, located two blocks from the 225th Street stop on the 2 and 5 trains. The new building will encompass 8,710 square feet and its residential units will average 817 square feet apiece, which means market-rate rentals are probably in the works. There will be two apartments on the ground floor and three units each on the two upper floors. Seven automobile parking spaces are planned, probably at a surface lot behind the building. Pelham, N.Y.-based Fred Geremia Architects & Planning is the architect of record. Demolition permits were filed last December to knock down the site’s existing two-story house.

Small-scale development is slowly returning to Wakefield and Williamsbridge, two northern Bronx neighborhoods lined with one- and two-family homes where pockets of new construction grew in the early to mid-2000s. The city downzoned Wakefield in 2007 and Williamsbridge in 2011, discouraging new construction in two of the city’s most affordable places to buy a home. Despite that, we’ve noticed a growing number of little buildings planned in the areas just beyond Bronx Park, . Today, a new building application was filed for a four-story, eight-unit building at 626 East 223rd Street, between Carpenter Avenue and White Plains Road in Wakefield.
