Ralph Notaro has filed applications for a three-story, six-unit residential building at 47 28th Avenue, in southern Gravesend, two blocks from the Bay 50th Street stop on the D train. The building will measure 4,773 square feet, which translates into average units of 796 square feet. Steven Schneider’s New Jersey-based Schneider Associates is the applicant of record, and a two-story recessed structure must first be demolished.

Dyker Heights-based Francesco Mancini has filed applications for a four-story, nine-unit residential building at 73 Bay 47th Street, in southwestern Gravesend, two blocks from the D train’s stop at Bay 50th Street. The building will measure 9,585 square feet on a relatively large 80-foot-wide lot, and units will average 1,065 square feet. Brooklyn-based Bricolage Designs is the applicant of record, and an existing two-story brick house must first be demolished.


2346 Boynton Place

Three Stories, Nine Residential Units Coming To 2346 Boynton Place, Gravesend

Forest Hills-based developer Sharon Cohen has filed applications for three three-story, multi-family residential buildings at 2344-2346 Boynton Place, in southern Gravesend, a block from stops on the F or N subways, at Avenue X or 86th Street, respectively. Each building will contain three units. The development’s nine apartments will spread across 11,631 square feet of space, for average units of 1,292 square feet. Long Island-based Shahriar Afshari is the architect of record, and an existing home must first be demolished.

The property owner, doing business as 123 Park LLC, of 127 27th Avenue, in western Gravesend, has filed applications for a four-story, five-unit residential building measuring 4,520 square feet. Steven Schneider, of Schneider Associates, is designing, and the dilapidated two-story structure recently passed pre-demolition inspection.
