Reveal For Seven-Story, Five-Unit Mixed-Use Building At 3 East 3rd Street, East Village

Yesterday, YIMBY reported on applications for a seven-story, five-unit mixed-use building at 3 East 3rd Street, located on the western end of the East Village. Real Estate Weekly managed to get their hands on a rendering of the project, which is to be developed by Brooklyn-based Barrett Design. Alex Barrett, the firm’s architect, is designing the project in-house. The project will include a 3,135-square-foot retail condo spanning three levels, including the ground floor. Above that, there will be four full-floor condominiums and a duplex penthouse. The developer has secured $6.9 million in financing for the acquisition of the site. A three-story commercial building must first be demolished.

Seven-Story, Five-Unit Mixed-Use Building Filed at 3 East 3rd Street, East Village

The Brooklyn-based development and design firm Barrett Design has filed applications for a seven-story, five-unit mixed-use building at 3 East 3rd Street, on the western end of the East Village, a few steps from Bowery. The new building will measure 17,520 square feet. It will host 3,135 square feet of retail space across the cellar, the ground floor, and an upper mezzanine level. There will be full-floor residential units on the second through fifth floors, followed by a duplex penthouse on the sixth and seventh floors. The penthouse will sport an exclusive roof terrace. Private residential storage space will be available to all units. Averaging 2,101 square feet apiece, the apartments will very likely be condos. The 40-foot-wide, 3,055-square-foot lot is occupied by a three-story commercial building. Permits were filed in August to demolish it.

Eight-Story, Seven-Unit Residential Project Filed at 298 East 2nd Street, East Village

The Lee Properties Group has filed applications for an eight-story, seven-unit residential building at 298 East 2nd Street, in the Alphabet City section of the East Village. It will measure 14,832 square feet and its residential units should average 1,967 square feet apiece, indicative of condominiums. There will be a duplex apartment across the ground and second floors, followed by full-floor apartments on the third through eighth floors. Storage space for four bikes will be located on the ground floor. Hudson Square-based Zakrzewski + Hyde Architects is the architect of record. The 25-foot-wide, 2,649-square-foot property traded for $7.03 million in October of 2015, after being placed on the market for $8.5 million in 2014. A single-story warehouse must first be demolished. Permits were filed to raze the structure in April.

Construction Wrapping on Eight-Story, 32-Unit Mixed-Use Building at 100 Avenue A, East Village

Construction is wrapping on the eight-story, 32-unit mixed-use building under development at 100 Avenue A, located between East 6th and 7th streets in the East Village. Photos of the progress can be seen in an EV Grieve report. The latest building permits indicate the project encompasses 51,121 square feet. The ground and cellar levels will host a 12,000-square-foot Blink Fitness, followed by 32 residential units. They will be condominiums and should average 950 square feet apiece. Amenities include storage for 46 bikes, plus laundry facilities, storage space, and a rooftop terrace. Ben Shaoul’s Magnum Real Estate Group is the developer and Issac & Stern Architects is behind the architecture. Built In Studio is designing the interiors. Completion is expected later this year.
