Demolition Underway At 253 East 7th Street, Future Six-Story Project, East Village

In the final days of 2014, YIMBY reported on applications for a six-story, six-unit residential building at 253 East 7th Street, in the East Village, and now the existing four-story townhouse is being demolished to make way for the new building. Per EV Grieve, the property was acquired by an LLC in August 2014 for $4.3 million. The residential project will measure 9,652 square feet, which means units will likely be condominiums, averaging 1,609 square feet.

Development Site At 75 First Avenue To Be Acquired By Colonnade Group, East Village

Back in 2014, YIMBY revealed renderings of Ozymandius Realty and Orange Management’s planned eight-story, 27-unit mixed-use building at 75 First Avenue in the East Village. Now, the long-time owners are selling the site to Colonnade Group. The site allows for an eight-story, 35,000 square foot building with retail, but it’s not known whether the new developer intends to follow the previously filed plans. The previous owners began assembling the site in 2005, when a 14-story building could have been built, before the city downzoned the East Village in 2008, according to The Real Deal. NO Architecture designed the old proposal.

A top-down renovation is nearly complete at the four-story, two-unit mixed-use building at 95 Avenue B, in the East Village. According to EV Grieve, a newly constructed retail unit is now available on the ground floor. The Schedule A notes two residential units occupy the upper floors of the building, and those have also been gut-renovated. Clinton Hill-based PH Architecture + Sustainable is the architect of record, and scaffolding has recently been removed, indicating opening is likely imminent.

Six-Story, Six-Unit Residential Project Planned At 356 East 8th Street, East Village

M Development is planning to expand the vacant four-story townhouse at 356 East 8th Street, in the East Village, into a six-story, six-unit residential building, according to EV Grieve. The building currently measures 3,112 square feet, but will be enlarged to 7,214 square feet, with units averaging 1,202 square feet apiece. Maqsood Faruqi’s Astoria-based Mar Engineering is the applicant of record, and signage indicates completion is expected next spring.

Seven-Story Expansion Of Treatment Center Tops Out At 25 Avenue D, East Village

The horizontal expansion of the seven-story building at 25 Avenue D, in the East Village, appears to be structurally complete, according to EV Grieve. Educational Alliance is building the expansion to their existing facility, which is used to treat adults with chemical dependancies. The new addition will be used to house patients, and according to filings, there will be a total of 37 units. The building has not yet received its façade, but a 2016 opening seems reasonable. WSP Cantor Seinuk is the engineer of record.
