In April of 2014, YIMBY brought you news of the six-story, six-unit residential building planned at 64 East 1st Street, in the East Village, and now the first steel beams have been erected at the site, per EV Grieve. The building will measure a total 13,100 square feet, and duplex condominium units will average 2,185 square feet; the unit on the sixth floor will also include a seventh floor penthouse. Ekstein Development is behind the project, and GF55 Partners is designing.

10-Story, 35-Unit Rental Building At 189 Avenue C Converted To Condos, East Village

The 10-story, 35-unit rental building at 189 Avenue C, in the East Village, is undergoing a condo conversion, according to EV Grieve. Douglas Elliman is marketing the units, and the first few are available for purchase and immediate occupancy. Existing tenants are not obligated to purchase their unit and can remain tenants without fearing eviction. Before the condos launched earlier this month, the building changed hands for $32.5 million.

At 222 East 13th Street, in the East Village, a dilapidated & vacant four-story townhouse has begun its conversion into Bea Arthur Residence, a 18-bed supportive housing facility for homeless LGBT youth, according to EV Grieve. NYC HPD owns the property, which has gotten ULURP approvals, and opening is expected in 2016. The building will expand by 6,030 square feet, according to the DOB, and Magnusson Architecture & Planning is designing.

Excavation has kicked-off at the block-thru site at 438 East 12th Street, in the East Village, where Douglas Steiner plans a six-story, 82-unit mixed-use building, according to EV Grieve. The building will measure a total 117,170 square feet, which includes ground-floor retail and community space spanning 8,375 and 960 square feet, respectively. The condominium units will average 1,315 square feet each, and S9, an affiliate of Perkins Eastman, is designing. Completion is slated for mid-2017.

The squat single-story building at the corner of 10th Street and Fourth Avenue in the Village has sat vacant for nearly seven years, after a bodega closed to make way for a hotel that never materialized. The wedge-shaped plot hit the market three years ago for $24,000,000, and it looks like a new building will finally rise there. New building applications were filed over the weekend for a 10-story, eight-unit building on the site.
