Façade Installation Underway on 225 East 39th Street, 36-Story, 372-Unit Residential Tower, Murray Hill

The 36-story, 372-unit residential tower being constructed at 225 East 39th Street, located on Tunnel Exit Street between East 39th and 40th streets in Murray Hill, has topped out since YIMBY’s last update in February, when the structure was 16 stories above street level. Curtain wall installation is now underway on the structure, as seen in photos posted to the YIMBY Forums by Tectonic. The building measures 373,248 square feet in its entirety, and its residential units, which will be rental apartments, should average 922 square feet apiece. Twenty percent of the units, or 75, will rent at below-market rates through the affordable housing lottery. Amenities include a fitness center, a children’s playroom, tenant lounges, a café, a library, a landscaped courtyard, and a recreational area on the 35th floor. Fisher Brothers is the developer, and Handel Architects is behind the architecture. Completion can probably be expected later this year.

JDS and SHoP Show Off Skybridge at American Copper Buildings, 626 First Avenue

The developer and architect behind one of the most striking new developments in New York City showed off its signature feature on Wednesday. They also revealed its new name. 626 First Avenue, a product of JDS Development and SHoP Architects located at East 36th Street in what you would have to call Murray Hill, will hence forth be known as the American Copper Buildings.

Two-Story, Multi-Use Commercial Project Coming to 162-31 Depot Road, Murray Hill, Queens

Property owner Junghyun Park has filed applications for a two-story, 5,077-square-foot, multi-use commercial project at 162-31 Depot Road, in Queens’s Murray Hill, located right across from the Broadway station on the Long Island Rail Road. The new building will contain 1,720 square feet of retail space on the ground and cellar levels, in addition to 1,692 square feet of medical offices on a first-floor mezzanine level and the second floor. Duk Gyoo Lee’s Flushing-based TL Engineering is the applicant of record. The 24-foot-wide, 1,816-square-foot site is has long sat vacant.

Two-Towered, 800-Unit Residential Complex Tops Out At 626 First Avenue, Murray Hill

It was in December that YIMBY last brought you a construction update on the two-towered, 800-unit residential development under construction at 626 First Avenue, between East 35th and 36th streets in Murray Hill. The residential towers – now standing 41 and 48 stories – have since topped out, as seen in photos by Tectonic. The apartment units should average 906 square feet apiece and will be accompanied by 94,700 square feet of amenities, including a 38,000-square-foot public park. There will also be 4,100 square feet of ground-floor retail space. JDS Development Group is the developer of the 825,000-square-foot complex, and SHoP Architects is behind the design. Completion is expected in early 2017.
