1100 Corporate Drive

Six-Story, 195-Unit Apartment-Hotel Under Construction at 1100 Corporate Drive, East Garden City

The Beechwood Organization is developing a six-story, 195-unit apartment-hotel on a vacant plot of land on the western end of Meadowbrook Point, a 720-unit senior residential community they recently finished at 1100 Corporate Drive, in Nassau County’s East Garden City. According to Real Estate Weekly, the building, dubbed The Vanderbilt, will host 178 residential units and 17 hotel suites. The residential units will be rental apartments, coming in studio, one-, and two-bedroom configurations. Amenities include an English garden, a fitness center, a yoga room, a library, entertainment rooms, a café, meeting rooms, and a private courtyard featuring a pool and restaurant. Stonehill & Taylor Architects will be designing the interiors. The foundation was recently laid, and construction is expected to finish in late 2018.


249 East Park Avenue

23-Unit Conversion Proposed For Four-Story Office Building At 249 East Park Avenue, Long Beach

Property owner Alan Pilevsky is seeking to convert the former four-story, 16,000-square-foot office building at 249 East Park Avenue, in Long Beach, Long Island, into 23 residential units. The LI Herald reports the building was vacated by Long Beach Medical Center after Hurricane Sandy and has since sat empty. The apartments will be a mix of studio and one-bedrooms. The size of the building and the property’s 24 motor vehicle parking spots will remain unchanged, although the structure will receive major renovations including a new façade and an entrance ramp (to meet federal laws). Later this week, the Zoning Board of Appeals is expected to vote on multiple variances for the project, the major one being the allowance of residential use in a commercial zone. The Nassau County Planning Commission is also required to approve the project and is expected to vote on it in March. Long Island-based Ferraro Robert Phillip Architect is designing.


455 East Bay Drive

Reveal For Three-Story, 25,000-Square-Foot Medical Pavilion At 455 East Bay Drive, Long Beach

Full renderings have been revealed of the planned three-story, 25,000-square-foot Medical Arts Pavilion at 455 East Bay Drive in Long Beach. That’s in southern Nassau County on Long Island. It will serve as the replacement to the former Long Beach Medical Center complex. In 2012, the 142-bed facility suffered from significant flood damage and was soon abandoned. After years of discussing how to rebuild the facility, LI Herald now reports South Nassau Communities Hospital is moving forward to build an emergency department that will not operate like its full-service hospital predecessor. The pavilion will, however, operate 24 hours a day and will feature standard emergency department capabilities and equipment. The existing complex’s main and west buildings will be gut-renovated and could potentially get a third-floor expansion. The structure will also have to be elevated to 23 feet above sea level to meet Federal Emergency Management Agency height requirements.


70 East Broadway

Five-Story, 10-Unit Residential Building Proposed At 70 East Broadway, Long Beach

Summit Development & Management Corp. is proposing a five-story, 10-unit residential building at 70 East Broadway, on the corner of Roosevelt Boulevard in Long Beach, located on Nassau County’s south shore barrier island. The project requires five separate variances before it can be built, according to the LI Herald, one of which includes a height variance. Ten three-bedroom condominium units would be built on the 11,000 square-foot plot if the Long Beach Zoning Board of Appeals approves the project, which it expects to review in March. The lot is currently zoned for multi-family buildings no more than four stories in height. The new building would replace a two-story, three-family home.


3400 New Hyde Park Road

Four-Story, 233,000 Square-Foot Office Building Underway At 3400 New Hyde Park Road, North Hills

TRITEC Real Estate Company and Castagna Realty Co. are developing a four-story, 232,917 square-foot office building on a 9.73-acre swath of land at 3400 New Hyde Park Road, in the Town of North Hempstead village of North Hills, located in Nassau County. According to Real Estate Weekly, the developers have landed an undisclosed amount in financing, which should propel the project to its anticipated completion in 2017. The office building will serve as the new headquarters for Dealertrack Technologies. The property has since been cleared and construction is currently underway. Spector Group and Combined Resources Consulting and Design are behind the project’s design.
