The northeastern Bronx is still a bastion of small market-rate development. Yesterday, plans surfaced for a six-story, market-rate apartment building at 3545 White Plains Road in Williamsbridge, a couple blocks east of Woodlawn Cemetery and the Bronx River.
Scarsdale, N.Y.-based L&R&G Contractors Corp. has filed applications for a three-story, six-unit residential building at 3613 Barnes Avenue, in the East Bronx’s Williamsbridge section. The project will measure 4,169 square feet and its residential units should average 676 square feet apiece, indicative of rental apartments. One of the units on the third floor will also feature space on an upper penthouse level. Pelham, N.Y.-based Fred Geremia Architects & Planners is the architect of record. The 26-foot-wide, 1,982-square-foot lot is vacant. The Gun Hill Road stop on the 2 train is four blocks away.
Property owner Emilio Dimatteo, doing business as an anonymous Yonkers, N.Y.-based LLC, has filed applications for two three-story, four-unit residential buildings at 1011-1013 Adee Avenue, in the East Bronx’s Williamsbridge section. Each will measure 4,000 square feet and the residential units should average 755 square feet apiece, indicative of rental apartments. Between the two, there will be a total of six off-street parking spaces. Gino Longo’s College Point-based architectural firm is the architect of record. The 50-foot-wide, 5,000-square-foot property is currently vacant. The site was occupied by a two-story house until that was demolished in late 2012. The Burke Avenue stop on the 2 and 5 trains is located 10 blocks away.
Bronx-based Maurice Realty Inc. has filed applications for a three-story, 5,397-square-foot medical office building at 1604 Williamsbridge Road, in the East Bronx’s Morris Park section. The structure will host 4,700 square feet of medical space on all three levels, in addition to accessory storage space in the cellar. Gino Longo’s College Point-based architectural firm is the architect of record. The 3,978-square-foot property, located at the corner of Pierce Avenue, is vacant. The Westchester Square-East Tremont Avenue stop on the 6 train is 10 blocks southeast.
A year ago, the Wall Street Journal broke the news that Habitat for Humanity was planning an affordable co-op in the Williamsbridge section of the Bronx. Now the project is one step closer to reality, because plans have been filed for a seven-story residential building at 839 Tilden Street, between Barnes and Bronxwood avenues.
