The second quarter of the year has come to a close, and as New Yorkers enjoy some of the year’s warmest weather and longest days, YIMBY has compiled our latest comprehensive quarterly overview of new project filings with the Department of Buildings from April through June. Given the acute housing crisis that continues to grip the city, we are happy to report that the Q2 total of 16,202 residential and hotel unit filings represents a dramatic 77-percent surge over the previous quarter’s total of 9,138. Equally promising is the near-doubling of the total filed-for square footage, which rose from 13.4 million square feet in Q1 to 23.2 MSF in Q2. In all, developers submitted filings for 956 new buildings during the three-month period, a notable increase from the previous quarterly total of 840. After significant delays caused by the DOB’s abrupt shift to “Build Now” which temporarily left the Five Boroughs without a functional Department of Buildings Website in March of 2021, YIMBY’s 2022 construction report is in, and the results are positively encouraging. The annual report tracks and analyzes permits filed for new buildings in New York City over the course of the year 2021. The data shows that in 2021, builders throughout the city filed permits for 2,017 structures, ranging from single-car garages to towering skyscrapers. The figure represents a 14-percent increase compared to the 2020 total of 1,774 permits. The 2021 filings will boost the city’s built stock by 53,344,472 million square feet and yield a combined total of 45,019 residential and hotel units. The figures for new Department of Building project filings in New York City for the second and third quarter of 2021 are in, and the results are positively impressive. During the half-year period spanning April through September, builders have filed new permits for a total of 1,023 buildings, which range from skyline-altering skyscrapers to humble single-car garages. The total volume of these proposals adds up to 21,111,222 square feet, much of which will be residential space. Upon completion, the buildings will add a combined 19,052 residences, an impressive number even if it still falls short of the city’s dire need for new housing.
