The site is seven blocks away from the Avenue M Subway Station, serviced by the Q train. The predominantly residential neighborhood is no stranger to developments of this height, especially along Ocean Avenue, but surrounding blocks are mainly populated with detached 2-3 story homes. A groundbreaking ceremony was recently held for the four-story, 64-unit mixed-use building planned at 455 Ocean Avenue, located on the corner of Dwight Street, in Jersey City’s Greenville section. The project, dubbed Dr. Lane Frances Edwards Apartments, will boast ground-floor commercial retail space and a mix of supportive and affordable rental apartments. There will be five units set aside for homeless veterans, while the other 59, comprised of one-, two- and three-bedrooms, will rent at below-market rates to families of a limited income, the Jersey Journal reported. The Jersey City Redevelopment Agency (JCRA) is the developer and Kitchen & Associates is behind the design.

An anonymous Bayside-based LLC has filed applications for a six-story, 20-unit residential building at 2499 Ocean Avenue, in Sheepshead Bay. The project will measure 16,267 square feet, which means its residential units should average 813 square feet apiece. Amenities are to include a recreation room, a 10-car garage, bike storage, laundry facilities, and private residential storage space. It’s unclear if the apartments will be rentals or condominiums. Maspeth-based Angelo Ng & Anthony Ng Architects Studio is the architect of record. The 50-foot-wide, 5,500-square-foot assemblage, at 2497-2499 Ocean Avenue, is currently occupied by two single-family houses. Demolition permits were filed in June. The Avenue U stop on the Q train is six blocks away.
