The Larstrand, on the corner of 77th and Broadway, has come a long ways since last October. The tower certainly doesn’t compare to 135 East 79th Street on the Upper East Side, but it isn’t terrible—just bland. The main disappointment is the facade’s total lack of detail, and its sterility is further compounded by the building’s basic form, i.e., it is a twenty-story box.
Adjacent to The Larstrand—official address, 227 West 77th Street—there is an historic two-story structure that will add to the project’s retail, though it is currently being renovated. Per The New York Times, the new tower alone will have 40,000 square feet of ground floor space, and CVS has already agreed to a 9,800 square foot lease. At least the historic storefront will give slight balance to The Larstrand’s character deficit.
