DOB Digest: Hines to Begin Excavation for 53 West 53rd Street, and More

Manhattan:

53 West 53rd Street: Developer Hines has submitted applications to begin “excavation associated with [a] new building” that will rise 1,050 feet above street level. Dubbed Tower Verre — and located at 53 West 53rd Street, in Midtown — construction has been anticipated for nearly a decade.

Bronx:

1074 Prospect Avenue: Gurinder Singh has filed building applications to construct a three-story, two-unit mixed-use structure at 1074 Prospect Avenue in Morrisania. Wedged between Prospect Avenue and Rev. James A. Polite Avenue, the 7,552 square-foot building will be designed by Askon Architects.

Brooklyn:

525 Myrtle Avenue: Manhasset Homes LLC has filed to begin excavation and structural work for their proposed seven-story, 22-unit mixed-use building at 525 Myrtle Avenue in Clinton Hill. The nearly 30,000 square-foot structure is being designed by Gerald J Caliendo.

1485 Gates Avenue: Joel Berkowitz has filed more building applications for a five-story, 10-unit residential building at 1485  Gates Avenue in Bushwick. The 8,724 square-foot structure is being designed by Joseph A. Mucciolo, and will replace an existing two-story low-rise.

946 Herkimer Street: An anonymous LLC has filed building applications to construct a four-story, six-unit residential walk-up at 946 Herkimer Street — in Bedford-Stuyvesant — that will total 4,480 square feet.

Queens:

98-28 Queens Boulevard: Blvd Construction Management has filed applications and excavation permits to construct an eight-story, 68-unit residential building at 98-28 – 98-32 Queens Boulevard in Rego Park. The Gerald J Caliendo-designed building will span 66,683 square-feet, including 10,805 square-feet of retail space. Demolition of the existing one-story strip mall is required before construction can proceed.

139-16 225th Street: The property owner of 139-14 – 139-16 225th Street in Laurelton has filed building pplications to expand the existing two-story structure at 139-14, and to construct a neighboring two-story home at 139-16 of approximately 2,000 square-feet. The property appears run-down and is heavily vegetated.

84-36 258th Street: The property owner of 85-36 258th Street in Bellerose Floral Park has filed applications to construct a second floor to the existing single-floor home, doubling the size to 2,000 square feet.

211-42 94th Avenue: The property owner of 211-42 94th Avenue in Queens Village has filed building applications to construct a single family, two-story house on a vacant plot of land. The residence will span 2,472 square-feet.

Staten Island:

26 Bloomingdale Road: Bloomingdale Associates has filed building applications for their fourth three-story residential structure, at 26 Bloomingdale Road in Prince’s Bay. Adjacent lots — at 24-30 Bloomingdale — will each feature their own two-unit, 3,500 square-foot abode.
