YIMBY Today: Demolition at West Chemical Co., Debate Over Fifth WTC Site, More

28-20 Jackson Avenue [Curbed]: The five-story West Chemical Co. building has been reduced to “an empty shell,” soon to be demolished to make way for Tishman Speyer’s multi-million square-foot mixed-use development. The site spans 28-10 – 28-34 Jackson Avenue — in Long Island City — and the first tower is expected to start construction in 2015, standing 42 stories and holding 700 rental units.

1 Albany Street [Downtown Express]: The fifth World Trade Center development site — located at 1 Albany Street, in the Financial District — is being valued between “$300 million to $500 million,” after undergoing “hundreds of millions to get the site ready for development.” The site’s owner — the L.M.D.C. — believes the “most lucrative way to proceed is to build a residential tower,” white the Port Authority wants a commercial building, originally proposed as 5 WTC.

15 2nd Avenue [DNAinfo New York]: Construction has topped out at a three-story and 61,307 square-foot commercial building — technically a two-story extension of an existing warehouse — spanning 1-25 2nd Avenue, in Gowanus. The facility will house a parole office which is likely to open late this year.

33 Park Avenue [New Jersey Biz]: LHN Owner Urban Renewal LLC has plans to construct a 44-story and 448-unit mixed-use building — with 5,290 square feet of retail — at the vacant lot of 33 Park Avenue, in Jersey City’s Liberty Harbor. The project has already been approved, and construction is expected to commence this month, “with completion coming within two years.”

68 Charlton Place [Curbed]: Renderings revealing Extell Development’s planned 22-story and 116-unit residential tower — which has begun excavation at 68 Charlton Place, in Hudson Square — have been posted on-site; completion is set “towards the end of 2016.”

780 New York Avenue [Brownstoner]: A 2,500 square-foot lot located at 780 New York Avenue — in East Flatbush — is being marketed as a development site for $1 million. The site has 10,000 square feet of potential, and an existing 2.5-story structure must first be demolished.

80 Bay Street [The Jersey Journal]: Cordish Companies have disclosed plans for a 40-story and 370-unit residential tower to be built adjacent to the 180,000 square-foot Powerhouse building, which is set to be renovated at 80 Bay Street by the same developer, in the Powerhouse Arts District of Jersey City. Construction is expected to take four years from start to finish.

277 East 7th Street [EV Grieve]: A six-story and six-unit residential building has topped out at 277 East 7th Street, in East Villiage; façade installation is underway, and completion is likely in the next few weeks.

4 Downing Street [Brownstoner]: The four-story tenement at 4-6 Downing Street, in Clinton Hill, is currently being renovated to “house eight condo” units. Barrett is designing, and the project is being dubbed 4 Downing. A separate four-story and two-unit townhouse is set to rise at 8 Downing.
