1 West End Avenue [Real Estate Weekly]: Silverstein Properties and Elad Group “are just closing on $605 million in construction financing” for their 42-story, 374-unit mixed-use building — totaling 761,552 square feet, including 124,841 square feet of commercial space — at 1-15 West End Avenue, between West 59th and 60th Streets. “Above ground construction work” is expected to commence in January.
45 Broad Street [The Real Deal]: The vacant parcel spanning 45 Broad Street in the Financial District “will return to the market next year,” possibly listing for $110 million. Carmel Partners was reportedly close to purchasing the site, which includes 264,200 square feet of development potential, but instead bought 112-118 Fulton Street.
100 Avenue A [EV Grieve]: Demolition is complete and excavation is imminent at the site of a planned six-story, 29-unit residential and retail building of nearly 27,700 square feet located at 98-100 Avenue A, in the East Village. Ben Shaoul is developing, and completion is likely by 2016.
137-45 Northern Boulevard [Times Ledger]: Century Construction Group has “filed an applications to rezone” 137-45 Northern Boulevard in Flushing to accommodate an 11-story, 214,000 square-foot mixed-use building with 191 hotel rooms, 43 residential units, and commercial and retail space.
44 Union Square East [DNAinfo New York]: BKSK Architects is designing the renovation and expansion of the low-rise, landmarked Tammany Hall headquarters building at 44 Union Square East. A “30-foot glass dome” will top the building adding “about 27,000 square feet” of office space, in addition to façade restoration and retail additions.
538 Washington Avenue [Brownstoner]: On-site renderings have been posted at 538 Washington Street, in Clinton Hill, where a long-stalled five-story, eight-unit residential building recently restarted construction and has already topped out. Façade installation is imminent, and completion is likely in early 2015.
