MANHATTAN:

111 Washington Street: PSCG Washington St Partners LLC has filed applications for a 51-story, 429-unit mixed-use building of 334,107 square feet at 111 Washington Street, in the Financial District. Commercial space will total roughly 23,000 square feet, and Handel is the architect of record.

319 West 38th Street: An LLC has filed applications for a 22-story, 142-key hotel of 54,438 square feet at 319 West 38th Street, in the Garment District. Peter Poon is designing, and an existing four-story tenement must first be demolished.

324 West 44th Street: Sam Chang, partnered with M&R Hotel Group, had applications filed for a seven-story, 111-key “transient hotel” building of 35,427 square feet spanning the vacant lots of 322-326 West 44th Street, in Hell’s Kitchen; Gene Kaufman is designing.

BROOKLYN:

237 Duffield Street: Excavation plans are up for a 23-story, 108-unit mixed-use building of 89,843 square feet at the vacant lot of 237 Duffield Street, in Downtown Brooklyn. Urban Tectonics is designing, and 4,546 square feet of commercial space will be included.

271 Wortman Avenue: NYCHA has filed a slew of applications for a seven-story, 89-unit residential building of 75,564 square feet spanning the vacant lots of 265-279 Wortman Avenue, in East New York; Dattner Architects is designing.

300 St Nicholas Avenue: Li & Associates Development has filed applications for a five-story, 17-unit residential and community building of 20,880 square feet at 300 St Nicholas Avenue, in Bushwick. Jon K Yung, of My-Architect, is designing, and an existing two-story structure must first be demolished.

2050 85th Street: An LLC has filed applications for a three-story, six-unit residential building of 7,468 square feet at 2050 85th Street, in southern Bensonhurst. Schneider Associates is designing, and the existing two-story structure was approved for demolition in October.

3812 Atlantic Avenue: Applications have been filed for a two-story, two-unit residential building of 4,000 square feet at 3812 Atlantic Avenue, in Sea Gate. The site’s Sandy-ravaged two-story predecessor was removed in 2013, and MAP is designing.

279 Greene Avenue: Applications have been filed for a four-story, two-unit residential building of 3,077 square feet at the vacant lot of 279 Greene Avenue, in Clinton Hill; KMP Design and Engineering is the architect of record.

407 Milford Street: Applications have been filed for a three-story, two-unit building of 1,254 square feet at the vacant lot of 407 Milford Street, in East New York.

QUEENS:

54-33 101st Street: Applications have been filed for a four-story, three-unit residential building of nearly 4,000 square feet at 54-33 101st Street, in Corona. Demolition commenced on the existing two-story structure this past November.

137 Beach 140th Street: An LLC has received approval to go ahead with plans for a four-story, single-family home of 2,787 square feet at 137 Beach 140th Street, in Belle Harbor. The existing two-story structure had been heavily damaged in 2012.

STATEN ISLAND:

74 Pleasant Plains Avenue: Applications have been filed for a two-story, two-unit residential building of 6,070 square feet at 74 Pleasant Plains Avenue, in Pleasant Plains. Calvanico Associate Architects is designing, and the site’s single-story predecessor was demolished in November.

177 Grandview Avenue: An LLC has filed applications for two two-story, two-unit residential buildings — each of nearly 2,400 square feet — spanning the vacant lots of 177-181 Grandview Avenue, in Mariners Harbor. The site’s three-story predecessor was cleared in 2006.

141 Douglas Road: Applications have been filed for a three-story, single-family home of 1,315 square feet at 141 Douglas Road, in Emerson Hill. An existing single-story garage structure passed pre-demo inspection in November.
