89 South Street [Curbed]: At a recent Special Landmarks Committee meeting, SHoP revealed a five-story mixed-use affordable housing and retail building — to be clad in “real brick” — at the vacant lot of 89 South Street, in South Street Seaport. The proposal, along with other redevelopment plans for the historic district, will go before the LPC later this year.

154 Rivington Street [Bowery Boogie]: “Four, low-slung brick tenement buildings” —  spanning 148-154 Rivington Street, on the Lower East Side — “are now under contract to an [undisclosed] developer.” The amount paid for the site and the developer’s plans have yet to be revealed.

1 Flatbush Avenue [Curbed]: Renderings have surfaced of Goldstein Hill & West Architects’ design for the 19-story, 157-unit mixed-use residential and retail building planned for 1 Flatbush Avenue, in Downtown Brooklyn. 20,000 square-feet of retail will span the first two floors, and Slate Property Group appears to be developing.

581 4th Avenue [Commercial Observer]: The Rabsky Group has acquired a slew of lots spanning 189-195 Prospect Street, in South Slope, “for $7.5 million in a deal that closed last month.” Recent filings indicate the site will give rise to a 12-story, 129-unit mixed-use building, and three existing two-story townhouses must first be removed.

19 Kent Avenue [Brownstoner]: Heritage Equity Partners have begun demolition of a single-story warehouse to make way for their planned 10-story, 383,000 square-foot office and community facility building to span the whole block at 19-33 Kent Avenue, in Williamsburg. Gensler is designing, and the entire structure will measure roughly 626,000 square feet.

94-12 Sutphin Boulevard [CPEX Real Estate]: A three-parcel assemblage at 94-12 Sutphin Boulevard, in Jamaica, has been listed for $3 million. The site includes two lots on 95th Street and they contain a combined 57,920 square feet of building potential, with inclusionary housing bonuses.
