In March, YIMBY revealed the first designs for the redevelopment of Mary Immaculate Hospital in downtown Jamaica, and now we’ve got some better renderings of the huge rental project at 150-13 89th Avenue.
The aerial view shows the first three buildings in a master plan that will eventually bring seven apartment buildings to the block-long site facing Rufus King Park. Two of the main hospital structures will be converted to a 16-story luxury rental complex with 339 apartments. The hulking, brutalist addition to the hospital will grow to 16 stories and gain a modern metal and glass facade, while the original hospital next door will have its original brick and limestone facade restored.
The four-story 1940s brick building at the corner of 88th Avenue and 153rd Street will become 15 apartments, known as the Townhouses.
Goldstein, Hill & West are designing the development, which will encompass 786,000 square feet once construction finishes. Zoning prohibits ground floor retail, but the complex will have a subterranean parking garage with space for 237 cars.
Mary Immaculate shut its doors in 2009, along with Jamaica’s other hospital, St. Johns Queens, after their parent corporation filed for Chapter 11 bankruptcy. Notorious Brooklyn landlord Jack Guttman picked up the site during a bankruptcy auction a few months later, but ultimately sold it to Meyer Chetrit for a relatively low $4.8 million, or less than $12 per buildable square foot.
While the community mourned the loss of the two hospitals, Mary Immaculate has become an abandoned eyesore after six years of neglect, attracting squatters, graffiti and garbage.
