Normally when YIMBY sees filings for single-family homes in Manhattan, they’re in the borough’s toniest neighborhoods—the Upper East Side, Tribeca, Gramercy. But today we noticed plans for three new townhouses in Hudson Heights, a slice of Washington Heights that borders Inwood.
The three homes will rise at 203-207 Cabrini Boulevard, on a vacant lot sandwiched between two sprawling, prewar apartment complexes. Each townhouse will be four stories and 22 feet wide, but their interior square footages will vary. No. 207 will be the smallest, at 3,593 square feet, followed by just over 4,000 square feet at No. 205, and a spacious 4,500-square-foot house at No. 203.
The developer is Isaac Broyn, of Bed-Stuy-based B&B Global Development, and East Village-based Freyer Architects will be responsible for the design.
Cabrini Boulevard is quite picturesque and occupies one of the highest points in the city. The future owners of these homes will have some attractive views of the Hudson River. We expect they’ll sell quite well, since there are few, if any, new construction townhouses in Washington Heights. The neighborhood was densely developed with large co-op and rental buildings in the first half of the 20th century, so one- and two-family homes are quite hard to come by.
The current owners are Blue Chip Ventures LLC, based in Williamsburg, and they took over the property for an undisclosed amount last year.
