Permits have been filed for a new eight-unit, five-story mixed-use building at 170 Marcy Avenue in Williamsburg, between Broadway and South 5th Street. It would be 47-feet-tall, and units will spread across 4,314 square feet, averaging a small 539 square feet apiece. There would be two apartments each on the second through fifth floors, and both the second floor and roof would have assembly areas for 75 people each. The first floor would have two retail spaces spanning 1,495 square feet.
The spot is less than a block from the Marcy Av J/M/Z stop, about a block from the LaGuardia Playground, and a few blocks from both the Williamsburg Bridge and Brooklyn Queens Expressway. Juan Ortiz is listed as the developer and Manhattan-based architect Greg Korn is designing. An existing one-story building, formerly the Al Ritmo restaurant, must be demolished.
