New renderings have been revealed for 48-54 Branford Place, a 32-story residential tower in Newark, New Jersey. Designed by the Derosa Group for Branford Studios LLC, the 347-foot-tall structure will yield 441 units and ground-floor retail space. The Newark Landmarks Commission recently approved the development plan for the nearly half-acre L-shaped property, which is located between Washington and Halsey Streets.
The aerial rendering in the main photo is oriented looking southwest and depicts the building beginning with a multi-story podium topped by a covered terrace with columns lining its perimeter. Above, the tower rises uniformly with no setbacks up to a flat parapet. The façade will be composed of a grid of narrow floor-to-ceiling windows surrounded by white paneling, and numerous black balconies are shown spread at irregular intervals across all six faces of the tower. A roof deck and short bulkhead cap the structure.
The following renderings preview the development from additional perspectives, showcasing its prominence over the predominantly low-rise neighborhood.
The below rendering offers a closer view of the retail frontage and podium levels, which will all feature double-height windows. Floors two through five will house the building’s parking garage. The entrance for the parking facility is shown at the northern end of the base.
The final rendering focuses on the tower’s array of balconies that wrap around the corners of every level and protrude in a staggered pattern from its broad face.
The property is currently occupied by a two-story parking garage, as seen in the below Google Street View image. The surrounding structures are planned to be preserved.
Homes in the new tower will occupy levels seven through 32. Amenities will include a lobby, mail room, party room, indoor lap pool, rooftop lounge, and a roof deck. A portion of the cellar level will be used for retail space.
The development is a 15-minute walk from Newark Penn Station, offering transit to New York City. The site is also within walking distance of Prudential Center.
A construction timeline for 48-54 Branford Place has yet to be announced.

It’s not bad at all. If you must do balconies, shallow ones like these, are the way to do it. It’s a good infill tower for expanding Newark.
That other new glass tower with slices cut out would make a good Yimby article.
The other glass tower appears to be the Halo tower, which was written up in YIMBY when it topped out on February of 2024.
Again, have the developers aver walked around the area for a few hours and seen what the current environment is that they are planning to erect their structure in? I would probably live there for $800 month but, I’m 6-4 and 245lbs. There would be NO way I’d let my daughter or wife live anywhere within 40 minutes of this area. I hope it gets built and they make Newark great again, but it needs to start with more than just glass skyscrapers.
Gotta start somewhere, so great that there are all these new developments springing up. But 40 minutes is a bit excessive. Newark and the area aren’t that nice, but there definitely are areas that are safe.
I live less than 15 minutes from Downtown Newark, in West Orange. We have deers running through our front yard and it’s very safe! Stop being ridiculous with the generalization and bigotry.
