Work is nearing completion on Ruby Square, a mixed-income residential development at 166-20 90th Avenue in Jamaica, Queens. Designed by Perkins Eastman and developed by BRP Companies, the structure spans 715,000 square feet and will yield 614 units in studios to two-bedroom layouts, with 185 designated for affordable housing. The property was formerly known as 90Ninety and is located at the corner of 90th Avenue and 168th Street.
Leasing has launched and move-ins are expected to begin in April 2025. The affordable units will be available to households earning 80 to 130 percent of the area median income.
Building amenities span 50,000 square feet and include a two-level private park, rooftop lounges, a fitness center, coworking areas, an indoor basketball court, and a children’s playroom. The property features nearly one acre of outdoor space for both public and private use with a sculpture garden, more than 50 trees, and recreational features like picnic turf, dining terraces with grills, table tennis tables, and group seating areas.
The closest subway from the development is the F train at the 169th Street station to the north. Also nearby to the southwest is the Jamaica Center-Parsons/Archer station, which offers access to E, J, and Z trains as well as the AirTrain to JFK Airport.

Big improvement for the area
Not really. Nice buildings, while the rest of the neighborhood looks like crap. I catch the train in that area.
That courtyard is like watching Rear Window on crack.
