Property owner Iyad Saleh has filed applications for a three-story, two-unit mixed-use building at 4623 Fifth Avenue, located on the corner of 47th Street in Sunset Park, Brooklyn. The project will measure 7,520 square feet and rise 42 feet above street level to its roof. There will be 2,506 square feet of commercial-retail space on the ground and cellar levels, followed by full-floor residential units on the second and third floors. The apartments are expected to average 2,506 square feet apiece, which indicates that condominiums are likely in the works.
Mohammad H. Baalbaki’s Staten Island-based Baalbaki & Associates Engineering is the applicant of record. The 2,500-square-foot site is currently occupied by a single-story commercial building. Demolition permits have not been filed. The 45th Street stop on the R train is three blocks away.
