11-Story, 71-Unit Residential Project Rises to Ninth Floor at 41-15 23rd Street, Long Island City

Construction is now nine stories above street level on the 11-story, 71-unit residential building under development at 41-15 23rd Street, in the Court Square section of Long Island City. A rendering has also been spotted on-site, courtesy of an update by The Court Square Blog. The latest building permits have the new structure measuring 65,806 square feet and rising 122 feet to the top of its bulkhead element. The apartments should average 742 square feet apiece, although it’s unclear whether rentals or condos are in the works. Brooklyn-based property owner Isaac Schwartz is the developer and Karl Fischer’s SoHo-based firm is behind the architecture. Completion is expected in the summer of 2017.

Three Three-Story, Two-Family Houses Coming to 695 Huguenot Avenue, Woodrow, Staten Island

An anonymous Staten Island-based LLC has filed applications for three three-story, two-family houses at 695-703 Huguenot Avenue, in Woodrow, a neighborhood located along Staten Island’s South Shore. The buildings will measure 3,842 square feet each. Across all three, the units should average a family-sized 1,638 square feet apiece. The Staten Island-based firm Design Build Staten Island Inc. appears to be both the developer and architect. The 100-foot-wide, 20,001-square-foot lot was occupied by a two-story house until that structure was demolished in September. The property must undergo subdivision.

Progress can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the project will measure 101,831 square feet and rise 80 feet to it roof, not including bulkhead elements.
