As Mayor Bill de Blasio’s affordable housing plan kicks into high gear, more developers are pushing through big, subsidized rental projects in the outer boroughs. Today we’ve got a look at a two-building, 14-story development planned for a forlorn, industrial area of the South Bronx.

Developer Ader Group hopes to rezone a swath of garages near the Sheridan Expressway and the elevated 6 train tracks in Longwood, along the Bronx River. The 473,000-square-foot development would have 474 affordable apartments, 9,520 square feet of community facility space, 14,937 square feet of retail and a 69-space parking garage.

While the zoning documents don’t offer much about the amenities, the renderings show landscaped roof decks and solar panels.

Within the project, 95 units will go to homeless families, 47 units will be reserved for families earning 37 percent of the Area Median Income, 47 units will go to households earning 47 percent AMI, 238 units will be reserved for folks earning 57 percent AMI, and the final 47 units will rent to households earning 80 percent AMI.

Building 1 will have 243 units plus the community space, and Building 2 will hold 231 units and ground floor retail space.

Construction is expected to start on the first building in June 2017 and wrap by June 2019, according to plans on file with the Department of City Planning. Once Building 1 is fully leased, the developer hopes to start work on the second building and finish by 2021.

The current zoning only allows industrial and commercial development. Once the new zoning makes it through the seven-month public review process, mixed-use buildings as tall as 120 feet will be allowed to rise.
