New Affordable Housing Set to Open at 4275 Park Avenue, Tremont, Bronx

Back in July of 2014, YIMBY reported on new building applications for 4261 Park Avenue, in The Bronx’s Tremont neighborhood. Now, the COOKFOX-designed project, dubbed Park House, is ready to open with an official address of 4275 Park Avenue.

The ribbon-cutting will occur today at 4PM, and is being held by the developer, Breaking Ground. 4275 Park Avenue has 248 units of all-affordable housing, with a total construction area of just over 211,000 square feet.

The project stands twelve stories to its rooftop, and the design by COOKFOX shows that affordable housing can still look decent.

While the renderings are fairly spectacular, the realization of the design isn’t quite as shiny, though it is still a positive contribution to the neighborhood. The brick facade has some interesting textures, however, the PTACs that proliferate across the building’s windows are a major disappointment.

Still, with empty lots still all over the place, and affordable housing a scarce commodity, 4275 Park Avenue is a welcome addition. Breaking Ground is working on three additional new developments in the Bronx, and several others across the rest of New York City, with 1,500 units remaining in their pipeline.

  3. awful building, red brick looks like worst of public housing. texture unimportant unless you are close. obviously needs a crown.

  6. Fortunately my wife and I were accepted for a one bedroom apartment here. We even been emailed saying that we will be moving in soon. We walked past the building and a gentleman was kind enough to let me see an apartment when I informed him that we were accepted. We were able to see a three bedroom on the first floor! Immaculate! I’m hoping that everything goes well

Got accepted thanks to the almighty lord this building is beautiful I saw my 3 bedroom amazing inside on sight Laundrymat green roof bike storage parking hi tech new appliances spacious rooms beautiful floors air conditioners in ever apt lobby is beautiful double elevator great development I can’t wait to move in

  11. I’m so glad to hear of the people who are accepted. To the ones who are interested in a unit. I would think you should be part of the New York Housing Lottery. Get in the program. Apply online and get your registered number to apply for more affordable housing all over. You have to be in it to win it. If anyone knows more information please publish it for the ones who don’t know how to get a affordable housing unit.

  12. What a massive building. It’s design does not look the best at all. But the overall benefit of so many units. And the sizes are quite large according to the square footage which is a rare build nowadays. Now for the new residents to join together and make sure the upkeep of this building is maintained. Don’t let your children friends come in and piss up the hallways and spray paint the walls. And get high on the stairwells. I remember when the projects were a nice place to live. So you know I’m close to 60 years old.

    I was accepted for a 2 bedroom apartment in this beautiful development in August as of today. December 19th 2017 im still waiting for a tour and lease signing I was told the 2 bedroom unit aren’t ready for occupancy dued to a non working sprinkler system within the unit and the gentlemen said he didn’t have a specific move in date If you have any information about this matter please comment.

  14. @Ms.Williams I,too, have been accepted since July and I’m still waiting. A week ago, I passed by the building and noticed workers inside the building. I guess they haven’t finish fixing the sparkling system.

    @everyone waiting: A key component in this process is patience. It’s a very long process, (I waited seven months) but if you were selected, have ALL documents in place, no more than $3000.00 in dept, (credit check)you have a better chance in getting an apartment than those who doesn’t have all the requierments. Last, many are called but few are choosen. In another words, once you sign the lease you can say you got the apartment not before. 55,000 people applied for an apartment and there is only 240 apartments. Don’t lose faith. Hold onto God.
